You're Going to Freeze This Winter
You probably won't actually freeze. But you might spend three weeks in a waiting line for a repair that would've taken a day in August.
Every year it's the same pattern. The weather's nice, nobody's thinking about their furnace or boiler, and then the first hard frost hits in October and our phone doesn't stop ringing. By then, you're not scheduling a tune-up — you're waiting in line behind everyone else who had the same idea, and if something actually breaks, you're waiting behind emergency calls too.
Late summer is the easy window. Systems aren't running yet, we're not slammed, and if we find something — a cracked heat exchanger, a failing igniter, a boiler that's not firing efficiently — you've got time to deal with it on your schedule instead of scrambling for space heaters in January.
What maintenance actually gets you
This isn't just about avoiding an inconvenient breakdown. The numbers on neglected vs. maintained equipment are pretty stark.
For home heating and cooling systems:
- Research from the National Institute of Standards and Technology has found that poor installation and deferred maintenance can push a home's HVAC energy use up by 30% or more.
- Something as simple as a clogged filter can raise energy use by 5–15%, according to Department of Energy figures — and that's before you factor in dirty coils, worn parts, or a system that's out of tune.
- A system running dirty or out of tune eats into its own lifespan. Skip maintenance and you're often replacing equipment years earlier than you should have to.
- The fix for most of this is usually a small part caught early. A $75 sensor or igniter is a lot cheaper than the compressor or heat exchanger failure it causes down the line.
For commercial refrigeration (walk-ins, reach-ins, cafeteria and kitchen equipment):
(And yes — this is the one section where "you're going to freeze" is a literal risk, not just a headline. Get stuck in a walk-in with a bad door latch and you'll find out fast. Keeping the equipment maintained keeps the doors, seals, and safety releases working the way they're supposed to.)
- Properly maintained units routinely run 15–20 years. Neglected ones often fail before year 10.
- Dirty coils and low refrigerant charge can push a unit to use 20–30% more electricity just to hold temperature.
- A compressor replacement typically runs $1,500–$4,000 or more. A routine maintenance visit is a fraction of that, and it's usually what catches the early warning signs — a dirty coil, a slow refrigerant leak — before the compressor is the thing that fails.
- Then there's the cost that doesn't show up on the repair invoice: a walk-in going down means spoiled product, and for a school or commercial kitchen, a compliance problem on top of it.
The pattern holds across both: maintenance doesn't just prevent an inconvenient call, it's cheaper than the alternative, on paper, every time.
What a fall check actually covers:
- Combustion and safety check (carbon monoxide risk, cracked heat exchangers)
- Ignition and burner inspection
- Airflow and ductwork check
- For boiler and hydronic systems: circulator pumps, expansion tank pressure, zone valves
- Thermostat and control verification
